Understanding Sustainability

It isn’t easy being green when you don’t understand what makes you green.

Sustainability is a word that will likely be in the housing lexicon for the next generation of housing and beyond.  LEED and Earth Craft Certification and the Green Building Council are all terms that will continue to become more and more prevalent in the minds of the home buying public.  As the demand becomes more and more real, the building community will be forced to respond.

Realtors need to respond as well.

At One South, we work closely to better educate our agents and their clients about the importance of building in a sustainable and efficient fashion.  Being able to communicate the readings on a blower door test or the benefits of a conditioned crawl space not only helps our clients understand their options, but helps the appraisal community assign value to the building techniques that are unfortunately far too rare in our marketplace.

One of the benefits of working extensively with the DEVELOPMENT community is the access to the ARCHITECTURAL community.  Being asked to collaborate with the designers and builders to create spaces that the public demands is one of the greatest compliments a brokerage can receive.

We have received it on several occasions.

The housing market has changed sharply since its height and helping communicate the new demands of the buying public to those that design and build is a mission that is both important and fun.  Being asked to ‘charette‘ on the design of ‘flexible housing’ or to match the correct size, materials, sustainability and finishes of a new ‘four-square‘ in a mature neighborhood never fails to be stimulating.  Hearing the ideas of some of the brightest in the Metro is also something that makes our job that much more fun.

Exposure and dialogue with the creators of housing benefits our ultimately benefits our clients.  Knowing where housing is headed is just one more benefit of working with One South.

The Golden Hammers

Each year, the Better Housing Coalition gathers together the best of the best of projects completed in the last calendar year and judges recognizes them for the efforts to rebuild the right way.

2011′s ceremony has held at the Hippodrome Theater in Jackson Ward.

It was an honor to be a representative on the judging panel and it was even more so to call many of the folks that were nominated and/or winners our clients.  Ron Stallings with Walker Row Partnership, David Gammino with City and Guilds were both recognized.  Property Results (Stella 360 Apartments), Bill Chapman with BCE, David Johannas with Johannas Design Group, and Walter Parks Architects were also part of development teams on many projects recognized over the course of the evening.

We congratulate them all.

Where is Jackson Ward?  Wait…..I thought that was Carver.  I’m confused.  Where is VCU?  I thought that was MCV.

Selling within the City limits requires some additional knowledge that many agents are unwilling to seek.
